SERCO – Industrial & Transport Development

Parker Planning Services successfully secured planning permission with Breckland District Council for an Industrial and Transport Development to deliver public sector contracts.

The Client was Abel Homes on behalf of SERCO   Location: Neaton Business Park Watton Norfolk.   Council:  Breckland District Council

The proposal: was for a Workshop and Office Building together with parking and associated areas relating to a proposed vehicle storage yard and motor vehicle maintenance facility.  The development will comprise of: Over 50 spaces for lorries and vans, with 80 staff car parking spaces and an industrial building for storage and maintenance with a workshop building.

The Background: SERCO secured a contract with the council, this proposal is essential to fulfil those services.  A swift decision was required to ensure that SERCO can deliver the requirements and timescales of their contract.

Sercos’ existing sites in the market towns of Thetford and Dereham require reconfiguration and refurbishment.  This additional site in Watton is ideally placed in the Centre of The Breckland Council region to meet Sercos’ contractual requirements.

Historically the site was originally the main distribution facility for Abels Removals – in recent years the site has been upgraded and occupied by numerous businesses.

What are the benefits of the particular site for this development? The proposal relates to economic development, this is one of the main focus areas for the economic and employment development.  The scheme will create excellent employment opportunities, within the existing employment and industrial zone, set in the main town of Watton.

From an environmental prospective – the development presents with minimal impact, being set in an existing business estate.  Landscaping was considered and proposed, and ecology issues are being fully considered.  The transport assessment concluded that traffic movements would be acceptable and agreed by the Highways Agency.
