Four Self-Build Plots secured in a sustainable Norfolk village.

Parker Planning Services won an appeal for a house opposite this site a few years ago – so the client saw this and approached us.  We had visited and discussed their site previously, and the option to propose a self-build development for four plots on their site.  When approval was granted under a separate non-associated site on the site next door for a small development of self-build plots in November 2018, the client were back in contact with us.

Parker Planning Services advised that we pushed ahead straight away to submit a planning application – for Self Build Plots, due to local authorities having a duty to grant planning permission for serviced plots to meet the demand for self-build and custom house-building in their areas.  So we turned this application around quickly and we proposed 4 self build plots, with an extension to the continuous footpath into the village and requested an extension to the 30mph speed limit zone.

When presented to the council, There were no objections from anyone – apart from the Highways concern regarding the access we proposed – so we adjusted the access in line with their requirements.  No further objections were made and we received a full approval at Officer level.

We presented that Chedgrave and neighbouring Loddon are key rural service centres, “with a thriving community and development of the site for residential purposes would help contribute to supporting and maintaining local services and the local community.” – it has pedestrian access to many services, so therefore it’s a highly sustainable location, and there are most things in the village so  reduces the need for residents to have to use cars and therefore help reduce carbon footprint.  This is a sustainability factor that councils are currently pushing to achieve. It was beneficial that the neighbouring site had secured planning prior – however there were still some valid arguments that could have be made, had the neighbouring site not had been approved – already this neighbouring approval added gravitas to our subsequent application – and we ceased the opportunity to help our client in a timely and a speedy fashion.
