Planning Permission Granted for 95 Dwellings

Parker Planning Services are pleased to have gained planning permission for a residential development of 95 dwellings comprising of a mixture of terrace, semi-detached and detached properties, together with associated access, parking, pedestrian and cycling links, open spaces and landscaping. 25% of the proposed dwellings will be for affordable rent and shared ownership housing, which is owned and managed by Flagship Housing Group.

Although the site lays outside of the settlement boundary of Great Ellingham, it is adjacent to the boundary therefore directly adjoins the main built up area of the village meaning the development is within a sustainable location, specifically close to the market town of Attleborough.

Our robust and extensive planning statement demonstrated several benefits which would arise from this development; these included but weren’t limited to –

  • The development delivering a good range and mix of much needed housing and assist the council in meeting and sustaining its housing land supply.
  • The development will provide 25% on site provision of affordable housing
  • The development will enhance and protect local services and facilities
  • The development will provide appropriate open space and recreation facilities for use by the whole community
  • The council will receive a new homes bonus for every house delivered
  • The dwellings and gardens in the south west corner of the site have been positioned to enable the future highway improvements to be made by Norfolk County Council, addressing local concerns raised previously.

It was therefore considered that the principle of the development was in accordance with the NPPF and was therefore successfully approved.
