A Heritage Impact Assessment assesses the significance of relevant heritage assets and any potential affect of the proposed development on this significance.

Our Heritage Consultancy prepared a Heritage Impact Assessment in support of an amended application for planning permission and listed building consent for the conversion of Grade II listed house, into nine flats. The house is located in the Beccles Conservation Area, Suffolk, where there is an acknowledged need to preserve and enhance the character and appearance of the area.

The Heritage Impact Assessment concluded that the moderate significance of Wainford House would be enhanced due to the reversal of some of the unsympathetic changes that have occurred during conversion of the buildings to its most recent use as a residential home. The proposal respects the significance of the listed building and the Beccles Conservation Area and does not result in harm to this significance.

In fact, the proposal betters reveals and enhances the significance of Wainford House. It is considered to maximise enhancement and minimise any potential harm to the significance of the heritage assets, in accordance with the guidance set out by Historic England.
