Background Our Norfolk based clients are really pleased to have been granted full application consent by Broadland District Council. This decision enables them to create 3 new holiday lets and a separate workshop, by converting their existing annexe, garage and stable. This will facilitate an additional new income stream, for the family run business. Crucially, this decision increases security and options for the family to remain at the site.
Our Advice We advised that utilising the existing buildings would be a better use of the site and that business and holiday uses should be encouraged in Broadland. We recommended the inclusion of a full business plan alongside the application which clearly demonstrates the strategy for the company. The proposed holiday lets have been designed to accommodate families, couples’ and a single person to the facility, and would offer accommodation for visitors to the district. This was concluded as the most attractive and marketable types of accommodation after consultation with Original Holiday Cottages.
The application provides high quality tourist facilities which will also provide additional visitors to the village and provide additional custom to the local public house. The site also provides private accommodation for visitors to enjoy and allow them to travel to nearby numerous tourism and AONB attractions in the area, which provides an overall economic benefit.
The proposal also enhances the existing buildings with a high standard of design which is sensitive to the surrounding area. It should be considered that the development is suitable for the location and adheres to design principles. The workshop on its own would comply with permitted development rights for an outbuilding.
It was therefore determined that the location is suitable for such a proposal and would promote the creation of a new business in the district. We clearly demonstrated that the proposal complies with both national and local planning policy and was subsequently permitted.
