Self-Build Net-Zero Building. A Dream Family Home approved in Spalding, Lincolnshire

Background: A really interesting project – working with Studio 11 Architecture to create an environmentally conscious ‘forever’ home for a multi-generational family.   Here we successfully raised a viable case to secure planning approval with the South Holland District, in Lincolnshire

Considerations: The proposal for a self-build zero carbon home addressed a clear need within the District for housing and in particular, self-build housing. It took into account of all relevant Local Planning Authority and National Planning Policies and it constitutes development in economic, environmental and social terms. At present, there is a clear government drive for the provision of housing, regardless of whether the council has a 5 year housing land supply or not. As a result, the new NPPF is promoting the supply of significant housing development to boost numbers, particularly in village locations and rural areas.

Solutions: This combined with the home being zero carbon, which directly responds to climate change, makes this proposal exceptional within the South Holland District. By successfully emphasising that there was an overwhelming argument in favour of this proposal. We raised the debate that all planning applications should be considered on their own individual merits with basic assessment processes being whether the positives outweigh the negatives.

On that basis. it was felt that the proposal meets the aspirations of the NPPF in delivering a home which responds to local need and the current and future requirements of climate change.

Outcomes:   We were delighted to secure planning permission.  This allowed the clients to remain living and working within their long-standing community where they have lived and worked for many years.
